In its desire to come up with ways to encourage proper use of energy, the State Assembly in California has proposed that an energy audit be conducted in all residential and business establishments. Furthermore, the legislators are pushing the idea of requiring all real estate property owners to have an energy audit just in time upon selling their property.

It is clearly noted that such energy audit is another expense in real property sale aside from the already existing ones like repair and inspection fees. This additional mandatory requirement is seen as another “downing” factor in the housing market as it will add more cost in selling or purchasing a home.
